Is it really worth it to invest in log siding, knotty pine paneling, cabinets or trim? Absolutely, according to Tom Galbraith, broker/owner of State Wide Real Estate in Mio, Michigan.
We brought him in to tell you why. Welcome Tom, our guest blogger!
Houses and cabins that are log attract everybody like a magnet. They get a lot of attention and a lot of action. They look fantastic.
You’ll see a 10 percent increase in your home’s value. It will appeal to a larger base, not to mention you’ll have a shorter marketing time. It will help sell it quicker—people eat with their eyes.
If I take a green cabin and put knotty pine on it—wham-o!
A lot of people want to live in a log home in the woods. Even if they don’t literally live in the woods, they want to have that feel.
No doubt about it, it costs more, but the key is you’ll have a more sellable product.
You can take it as far as you want. Just do knotty pine in the interior or invest in half-log siding.
If you have any out-buildings, they all should match—you’ll have more curb appeal. When I take photos of properties done this way and put them online, people go, “WOW!”
Some people are tempted to do an accent on just one building, but there needs to be some consistency regardless of whether you do improvements with quality wood inside or out.
A lot of hunters and fishermen put knotty pine paneling for mounts in their living rooms or man caves. The knotty pine enhances the presentation and look of the mounts. It can turn a simple cabin into an up north, upscale cabin.
Stairways done with log and posts on porches add a nice touch. Knotty pine crown molding really looks good.
If you’re thinking about enhancing your cabin or home with quality wood, at least do some trim, maybe some rounded log window trim. For some who don’t like knotty pine, Wayne’s coating and just log trim on windows looks really sharp.
Do a little or do a lot—just know that your investment will yield a return in time on the market and, according to the appraisers I contacted before creating this blog post, a 10 percent bump in value.
